Tom Swem is currently the Owner/Broker of Real Property Investments in San Luis Obispo and has been in local Real Estate since 1976. Mr. Swem received his Graduate Realtor'sŪ Institute (GRI) designation in 1981 and was accepted into the State Faculty for the California Association of RealtorsŪ as an instructor for the GRI Series and Professional Standards in 1986. As of February 2005 he has been awarded the Master Faculty Member designation from CAR and the Professional Realty Institute. In 2004 he received the highly sought after CCIM Designation.

In brokerage, Real Property Investments is a full service real estate office dealing in commercial sales, and leasing, residential sales, investment and real estate counseling. The nature of the practice is consulting oriented in that much time is initially given to discussing "Who, What and Why" a prospective client is considering doing what they came in for. Mr. Swem has personally represented buyers and sellers in over 250 home and business purchases in the San Luis Obispo area as well as brokered hundreds of commercial/industrial and office leases.

Over the years he has continually participated in the San Luis Obispo Association of RealtorsŪ in numerous committees including two terms as Education Chairman, two terms as Multiple Listing chairman, ten terms as Professional Standards Chairman, two terms as Association Vice-President, President of the San Luis Obispo Association of RealtorsŪ in 1983 and "RealtorŪ of the Year" for the Association in 1994. He has also been a State Director for the California Association of RealtorsŪ.

It should also be noted that he has been a mediator and an arbitrator for the San Luis Obispo and the California Associations of RealtorsŪ and has sat as the presiding officer in many Arbitration, Ethics and Multiple Listing Service (MLS) hearings.

As a Master Faculty Instructor for the California Association of RealtorsŪ he has been certified to teach many courses including the courses necessary for members of local boards to sit on Arbitration, Ethics and MLS hearing panels. Other courses taught include "Essentials of Contract Creation", dealing with the revised purchase contract, "Mediation and Arbitration of Real Estate Disputes", "Understanding Buyer's Brokerage", "Relationship Building, the Marketing of the 90's", "Investment Property Analysis" and "Strategies For Success" as well as many other courses needed for the GRI (Graduate Realtor Institute) designation. Mr. Swem is a qualified instructor with the California Department of Real Estate for continuing education for real estate agents and brokers.

Mr. Swem has also been qualified as an expert in real estate with the Federal Bankruptcy Court in Santa Barbara California and the Superior Court System in San Luis Obispo California dealing with broker liability, duty of care, valuation and real estate contract analysis issues.

In the community Tom has given much time to the San Luis Obispo County Division of the American Heart Association (where he was President in 1993), the Chamber of Commerce, the San Luis Obispo Downtown Association (where he was the President in 2001), the City of San Luis Obispo working hand-in-hand with the Police Chief on community issues and chairing the Mobile Home Rent Review Board , he was appointed in 2003 (1 of 16) to a task force to update the local Housing Element for the City of San Luis Obispo, the San Luis Obispo Property Owners Association (as a founding member), the San Luis Obispo Executives Association (where he was the 1993 President), a founding member of Big Brothers Big Sisters of San Luis Obispo County, The San Luis Obispo Exchange Club (where he was the President in 2002) and the United Methodist Church where he has been a member for the past 30 years.
